Design and build refurbishment Hotel specification WC1N

Project Requirement:

To design and refurbish the client’s existing studio flat to a contemporary and stylish specification, providing comfortable living space, fittings and furnishing to the standard of a 5 star hotel apartment.

The Property:

The property has a gross internal area GIA of 22 sq meters and is located on the 6th floor of a 1930s mansion block. The property benefits from 24 hour porter, 3 lifts and communal central heating and hot water.

The location:

The apartment is located moments away from Russell Square tube station and the Brunswick centre which is home to a Waitrose supermarket and many other shops and restaurants. The West End and the Eurostar terminal at St Pancras International are also within walking distance.

Project Executive Comments:

With 22 sq meters GIA this was a small space in which to deliver a fully functioning top specification apartment maintaining as much living space as possible. In addition the property had two other fixes:

  1. No access was permitted to the risers pipe work to make any modifications;
  2. A redundant hot water pipe run from floor to ceiling in an inconvenient location which was not allowed to be moved.

Greg & Co took a creative approach to resolving and incorporating these fixes and constraints into the design, to reach an optimal layout and design which met the clients brief.

Based on this design the client was granted licence by the freeholder’s surveyor to commence the works following an application for alteration to the building’s board.

The works themselves were at times complex as the size and other physical limitations set out above meant that every stage of the works had to be delivered precisely, often to the millimetres, in order to ensure that the design could be delivered and that the works all complied with building regulations.  Greg & Co worked closely with the client to recommend and agree all materials, fittings and fixtures, and present ideas for functional yet beautiful storage and lighting solutions, all of which were bespoke.

Personally, this was a very satisfying project, the clients were brilliant to work with. A good relationship was formed early in the project through dialogue and maintained throughout delivery of the scheme. Fundamentally I believe we designed and delivered the space that the client envisaged, from concept to turn-key.
